Mold removal in Cape Town — what causes it, what to do, and when to call someone
Mold in Cape Town homes is common. The wet winters, the coastal damp, bathrooms that don't ventilate properly — these create exactly the conditions mold needs. It's not a sign that something is seriously wrong with your property. It's a sign that moisture is getting in somewhere and not getting out.
The problem is most people deal with it badly. They wipe it off the wall, it comes back in a few weeks, they wipe it again. That cycle continues because the surface is being cleaned but the cause isn't being addressed.
Here's what actually causes mold in Cape Town homes, when you can deal with it yourself and when you need professional treatment, and what the process involves.
Why Cape Town homes get mold
The Western Cape gets most of its rain between May and August. During that period, homes that aren't well ventilated hold onto moisture — in walls, ceilings, and soft furnishings. Coastal areas like Sea Point, Hout Bay, and the Atlantic Seaboard deal with this more than inland suburbs because the air itself carries more moisture.
Bathrooms are the most common starting point. A bathroom with no window or a broken extractor fan will develop mold on the ceiling and grout within weeks of winter starting. Kitchens are the second most common — steam from cooking that has nowhere to go.
Older buildings — particularly flats in Sea Point, Green Point, and the City Bowl that were built before damp proofing was standard — can have structural damp coming through the walls. That's a different problem from surface condensation and needs different treatment.
When you can handle it yourself
Small patches of surface mold — on grout, on the bathroom ceiling, along a window frame — can often be dealt with at home if you catch them early. A solution of bleach and water (1 part bleach to 3 parts water), left on the surface for 10 minutes then scrubbed off, works on most surface mold on non-porous surfaces like tiles and glass.
The key word is non-porous. Mold on painted walls or ceilings is harder to remove because it gets into the paint. Mold on grout between tiles can be cleaned, but if it's been there a long time the grout itself may need to be replaced. And if you're cleaning it off and it keeps coming back in the same spot — that's a sign the moisture source hasn't been fixed.
When to call a professional
- The mold covers a large area — more than roughly half a square metre
- It's on the ceiling and keeps coming back after cleaning
- There's a musty smell in the room even when you can't see visible mold
- Someone in the house has breathing difficulties or wakes up with a blocked nose that clears once they leave
- The mold is black and raised — not just staining but actual growth
- You've tried cleaning it and it's back within two weeks
A professional treatment uses stronger anti-mold products than household cleaners, gets into porous surfaces, and — importantly — includes an assessment of what's causing the moisture so you know what to fix afterwards.
What the process looks like
We look at the affected area first. The location and pattern of the mold usually tells you what's causing it — whether it's condensation, a slow leak, structural damp, or just poor airflow. We tell you what we think it is and what you should look at to stop it coming back.
Then we treat the area. The product goes on, is left to work, and the mold is removed. Surfaces get a follow-up treatment to slow regrowth. For badly affected areas we may recommend repainting with an anti-mold paint afterwards — that's something you'd do yourself, but we'll tell you if it's worth doing.
We recommend staying out of the room while it's being treated and for an hour or two after to let it ventilate. After that it's fine.
